Based on 2 adults + pet fee. Deposit is due within 24 hours of approval through the online portal — then it's non-refundable. Deposit can be higher (up to 2×) depending on credit review.
Pets
Pets are allowed with written permission — 25 lbs total weight limit, $250 non-refundable fee per pet. These breeds aren't accepted: German Shepherd, Doberman, Pit Bull (and mixes), Chow, Rottweiler.
How it goes

Apply — each adult submits their own application + $75 fee with all documents.

Review — credit, background, employment, and landlord references checked. Allow 2–3 business days.

Deposit — within 24 hours of approval, pay the security deposit online to hold the home.

Association approval — can take 1 week to 30 days.

Keys — proof of renters insurance + utilities in your name required at move-in.
Heads up: applications are approved on merit, not first-come — if several apply, the strongest application wins and fees aren't refunded. So we want yours complete and clean the first time.
