Boynton Beach just got its next anchor. Ocean One broke ground on a 3.5-acre site along Federal Highway north of Ocean Avenue — 371 apartments and about 27,000 square feet of restaurants and shops, with completion set for mid-2028 (via the Palm Beach Post).

The developer is Hyperion Group — the same team behind the 475-unit Lumaire tower in West Palm Beach. They’re pitching Ocean One’s plaza of restaurants and shops as a draw for the whole county, not just the neighborhood.

Why it matters

Projects like this reset the corridor around them. Three hundred seventy-one new front doors plus a dining and retail plaza means new foot traffic, new demand, and new comps — the combination moves values on the surrounding blocks, in both directions. Owners near Federal and Ocean should be watching this one. So should buyers who want in before the dust settles.

What this means if you own nearbyEvery major project reprices its surroundings. Ocean One puts 371 new households and a restaurant plaza on Federal Highway — and that kind of thing shows up in your home’s numbers well before mid-2028.

New development is one of the clearest signals a corridor is moving. The question is always the same: what does it do to your street, specifically? That’s a conversation worth having with someone who watches these blocks every day.
