Blackstone Is Betting 30 Years on Boynton Beach Rentals

The biggest name in American housing just made a long-term bet on Florida’s affordable rentals — and one of the properties in the deal is right here in Boynton Beach. April Housing, a Blackstone portfolio company, has secured a $369 million credit facility to support the long-term preservation of an 11-property affordable housing portfolio across Florida (via Multi-Housing News).
The deal
Newmark arranged the financing: a $221.4 million fixed-rate draw plus a $147.6 million floating-rate loan, structured as an interest-only facility through Fannie Mae. Getting it closed meant working through 24 separate regulatory agreements across the 11 properties — this was not a quick refinance. It was a deliberate, long-horizon commitment to keeping these communities affordable.
April Housing was built for exactly this. The company has preserved more than 3,650 affordable units across the country since 2024 — over 700 of them in Florida in the past year alone — and it operates nearly 13,000 affordable units across 14 Florida counties.
The Boynton Beach piece: Palm Park
As part of the deal, April Housing extended the affordability of Palm Park Apartment Homes — seven buildings, 160 units at 12575 Green Cay Farm Blvd — for at least 30 more years, through a re-syndication in partnership with the Housing Finance Authority of Palm Beach County. The extension also commits more than $17 million to renovations at the property: new flooring, painting, and stainless-steel appliances for the apartments.
Thirty years is not a flip. It is a generation of housing stability for 160 Boynton Beach households, in a market where workforce rents have climbed for a decade.
What it means here
When an operator with Blackstone’s resources underwrites a Boynton Beach rental community on a 30-year clock, it is telling you something about this market: the need for workforce housing here is not a cycle, it is structural. Teachers, nurses, first responders, and service workers need homes in the county where they work — and institutional owners are now paying to keep that supply in place.
- Renters: 160 homes stay income-restricted and get renovated, instead of converting to market rate or sliding downhill.
- Landlords: preserved, professionally managed affordable stock helps set the floor for workforce rents — and $17 million in renovations raises the quality bar that competing properties have to meet.
- Investors: a $369 million Fannie Mae facility is conviction, not speculation. Patient capital is choosing this market on a 30-year clock.
Deals like this don’t make headlines in the luxury market, but they move the ground under it. Affordable supply, rental demand, and neighborhood stability are all connected — and this is what it looks like when the biggest players in the business act like it.
